Residential Land Title Survey (Category 1A Land Survey) - required for a survey deletion of Schedule B of a Title Commitment for a real estate transaction.  This type of survey is typically required by a lender as part of the closing.  It may also be used for the purpose of a real estate transaction, construction loan, due diligence, refinance, planning, lawsuit, building permit, etc.  It generally will show the location of your boundary, visible improvements that appear on the property and any visible items that are within 5 feet of your boundary line.  This type of survey also includes the location of easements, setback lines and other matters that can be plotted and which are insured by the Title Company in Schedule B of the Title Commitment.  Our Client will be responsible for providing B&B Surveying Company with Schedules A and B from the Title Commitment for this type of survey.
 
Commercial Land Title Survey (Category 1A Land Survey)
- required for a survey deletion of Schedule B of a Title Commitment for a real estate transaction.  This type of survey is typically required by a lender (Texas) as part of the closing.  It may also be used for the purpose of a real estate transaction, construction loan, due diligence, refinance, planning, lawsuit, building permit, etc.  It generally will show the location of your boundary, visible improvements that appear on the property and any visible items that are within 5 feet of your boundary line.  This type of survey includes the location of easements, setback lines and other matters that can be plotted and which are insured by the Title Company in Schedule B of the Title Commitment.  Our Client will be responsible for providing B&B Surveying Company with Schedules A and B from the Title Commitment for this type of survey.
 
Standard Land Survey
(Category 1B Land Survey) - used for identifying boundary, building fences, construction, boundary disputes and other matters.  This type of survey is typically not used for a real estate transaction involving a lender and a Title Insurance Company.  It generally will show the location of your boundary, visible improvements that appear on the property and any visible items that are within 5 feet of your boundary line.  All easements, setback lines and other matters the Land Surveyor is aware of will be shown on the survey however the Land Surveyor does not guarantee that all of these can be found.
 



ALTA/ACSM Land Title Survey 
- typically used to meet the requirements of lenders outside the State of Texas.  These Standards are rigid and controlled by the items checked off in Table A of the ALTA/ACSM specifications.  It may also be used for the purpose of a real estate transaction, construction loan, due diligence, refinance, planning, lawsuit, building permit, etc.  It generally will show the location of your boundary, visible improvements that appear on the property and any visible items that are within 5 feet of your boundary line.  This type of survey includes the location of easements, setback lines and other matters that can be plotted and which are insured by the Title Company in Schedule B of the Title Commitment.  Our Client will be responsible for providing B&B Surveying Company with Schedules A and B from the Title Commitment for this type of survey.  The fees for this type of survey are partially determined by the items checked off on Table A of the ALTA/ACSM specifications and can include topography, zoning ordinances statements and other matters.
 
Topographic Survey (Category 6 Survey) - used for planning or construction.  Shows ground elevations in sufficient density to form a model of the existing surface of a site. Elevation contours are generated from the ground elevations and plotted on the survey.  The survey typically includes details of sanitary sewer, storm sewer, water valves, water meters, fire hydrants, cable boxes, telephone boxes, guy anchors, pipeline markers and visible utilities in general.  B&B Surveying Company does not locate underground utilities.
 
Map Record (City of Houston, Harris County) - used to divide tracts of land or combine tracts of land together into a map record filed at the County Clerk's office. This eliminates previous descriptions of the subject tract(s) of land replacing it with the new map record description.  Generally, if the property is not previously recorded in a map record, this process would be required to obtain a building permit.  This Firm does not make submittals of map records however we can refer you to individuals who do provide this service.  Map records are approved by the local entity who also issues building permits, i.e. the City of Houston Planning Department, the City of Pasadena Planning Department, the Harris County Public Infrastructure Department, etc.
 
Affidavit of Merit (Texas) - used to comply with the Texas Civil Practice and Remedies Code for the purpose of taking legal action against a Land Surveyor alleging error, omission or negligence.  The Affidavit of Merit is required to be attached to any cause of action against a Land Surveyor.

We provide free written proposals for all of our products and services with exact cost and anticipated time frame.  We can typically get our proposal to you within one hour or less during normal business hours.
 
In order to provide a proposal for our service or product we need to be able to identify the specific property to be surveyed (i.e. property address, owner's name, legal description or tax ID number), what type of survey is to be performed and how we can contact you. 
 
Cost and time frame for Land Surveys vary depending on a number of factors.  Some of the factors are location of the specific property to be surveyed, size of the property, improvements on the property, type of survey to be performed and difficulty of the survey.  The proposal gives you an opportunity to add any special instructions to make the product and service we provide fit your specific project needs.

Once your order for a proposal has been received, we will send the proposal to you along with instructions for filling it out, a property report and a tax mosaic of the surrounding area with the subject tract highlighted.  The proposal will contain the property address (if available), legal description, County and size (if known) of the property you want surveyed.  After you confirm that we have identified the correct property, you would then fill out, sign and return the two page proposal to us.  We will then send a confirmation to you so you are assured we have received your order.
 
There is no need for you to be on the property when we are surveying, unless you want to be.  If you have any dogs or locked gates, please indicate that on your proposal under "Client's Additional Instructions" on page 1 so we can contact you before we arrive.  We will send a field crew to your property.   Please note that our field crew will be on your property at least twice, more trips might be necessary in order to perform the survey.  We will knock on your door and/or leave our business card.   We will also do this for your adjoining neighbors before we enter their property.  We will be on your property, your neighbors' property, up and down your street and around your subdivision to locate all of the evidence and information that we need.  Our field crew will collect the field data and return that information to our office.  Our Surveyor will then analyze the field information and within the next couple of days the field crew will be sent back out to your property to set your property corners or locate more field information.  Our field crew will mark your property corners with either a small colored pin flag or a wooden stake.  These pin flags or stakes are not your property corners, they indicate where you should look in the ground for the permanent marker.  We will then contact you and arrange to meet with you to exchange the five hard copies of your survey for the payment.
 
Once you receive our product, our Surveyor will give you a 30 minute telephone consultation or you can come by our office.  This way you insure that you understand the results of your survey and the possible implications of what it represents.  The Surveyor can then offer advice on how to resolve any issues revealed by your survey.  If needed, our Surveyor can refer you to architects, engineers, land planners, real property law attorneys and document research entities.

Minimum Standards of Practice for Professional Land Surveyors in the State of Texas are regulated by the Texas Board of Professional Land Surveying.

A complaint may be filed with the Texas Board of Professional Land Surveying for any matter concerning professional service provided by a Land Surveyor in the State of Texas.
